About White Springs Senior Living

White Springs Senior Living is an Assisted Living community in the Warrenton area that also offers Memory Care. Costs for this community start at $3,995/mo, which includes certain standard amenities and services but the final cost may vary according to care needs and accommodation type.

White Springs is a cozy senior living community located in the heart of Warrenton near Fauquier Hospital as well as the Warrenton Horse & Pony Show and historic boutiques in Old Town Warrenton. Wake up every day in a safe, intentionally designed living space. We tend to the cooking, housekeeping and home maintenance so you can participate in social, cultural and exercise programs including gentle yoga, painting and pottery classes and pet therapy. Choose from a menu of seasonal, nutritious chef-prepared dishes in our bistro or beautiful dining room.

Enjoy discreet, supportive care, a maintenance-free lifestyle including scheduled transportation, and boutique amenities. Spend every day living fully and experiencing greater well-being. We believe a thoughtfully designed environment filled with good neighbors and a caring staff, along with nutritious food, accessible exercise programs and opportunities to connect and engage every day, are the right combination for optimal living.

For older people living alone, these important elements can become harder to maintain – making home a challenging, unsafe, even lonely place to be.

That’s why we offer a community for older people where living is easier, surroundings are safer – and together is better.

What families are saying

We’ve gathered and summarized real family reviews from across the internet for you. Contact a CareScout representative for details.

White Springs Senior Living receives predominantly positive feedback for its welcoming and caring environment, professional staff, and well-maintained facilities. Many reviewers commend the staff, including Cindy Murphy and Dawn Shears, for their dedication, kindness, and attentiveness to residents' needs. The community offers a variety of activities, such as painting classes, book clubs, and happy hours, which residents and their families appreciate. The facility is described as clean, bright, and comparable to a luxury resort, with amenities like a movie theater, salon, and outdoor areas. However, some reviews highlight concerns, particularly regarding the responsiveness of staff during weekends and the quality of care for bedridden residents. A few reviewers mention issues with management, citing a corporate and impersonal approach, and delays in processing refunds. Despite these concerns, many families express relief and satisfaction with the care provided, noting the peace of mind they have knowing their loved ones are in a safe and supportive environment. Overall, White Springs is praised for its community atmosphere, where staff know residents by name and foster a sense of belonging. While some areas for improvement are noted, the majority of feedback reflects a positive experience, with many families recommending the facility for its comprehensive care and vibrant community life.

I've been living at White Acres for 6 weeks now, it's been a great experience so far. One of things I appreciate most is the freedom from yard work- everything outside is beautifully maintained, and the Lanscaping is really nice. Inside, I also get help with cleaning, which has made a big difference in my day-to-day comfort. The community itself is warm and welcoming. The residents are very friendly, and there's aways something going on. The variety of activities makes it easy to stay social and engaged. Overall, White Acres offers a supportive and pleasant environment, and I'm glad I made the move.

White Springs is a beautiful facility, but that’s the only positive. While I could write a novel on the negatives, I’m going to focus my review on two primary issues from our experience with my father-in-law’s time at White Springs. First, the corporate, impersonal style of management. Secondly, the quality of care promised and the care actually provided. Qudsia, the Executive Director, is a horrible person to have in a leadership position. As someone who also runs a business, I’m astounded that she is in management. This woman is interested only in quota, and does a terrible job at hiding it. She will bulldoze you any time you try to speak. We had multiple phone calls with her as well as an in person meeting with her, a White Springs nurse, a hospice nurse, a hospice social worker, and a hospice doctor. After the meeting, we and the hospice team were ALL in agreement about Qudsia. We were dumbfounded. She was incredibly rude with no interest in what anyone at the table had to say. The White Springs nurse didn’t say a word during the entire 1-hour meeting. Rather than answer questions or provide explanations, Qudsia shifted blame to other departments and diminished every concern we raised. There are too many examples of poor interactions with Qudsia to write in a single review. Corporate - replace her. Quickly. Moving on to the quality of care. When we first toured the facility with Cindy, we were assured that the level of care needed for our loved one could be met. He is bed ridden and needs assistance with all daily activities (i.e. bathing, eating, dressing, etc). Once moved in, the “point system” continued to increase. While we understood he needed a higher level of care than other residents, we were being charged for care that was NEVER provided. This was admitted by White Springs. For example, transferring him from his bed to a wheelchair for showers. Keep in mind - this is just one example. The list is extensive (no oral care, nail care, rarely assisted with eating, food crumbs all over him, flakey skin, etc). During our meeting with Qudsia, we referenced transferring for showers and she told us they were “not cleared to transfer him.” When we proceeded to ask why we were charged for care that wasn’t happening, we were told to “not make this about money” but rather about “what’s best for him.” None of it made any sense. Bulldozed. In the 30+ days my father-in-law lived here, he never received a shower. His hygiene was consistently poor, at best. Bed baths were insufficient. After about 5 weeks at White Springs (and conveniently after the next billing cycle), we received a call from Qudsia that my father-in-law had 30 days to move out. The reason was due to his care needs and that - VERBATIM - “the relationship with his family is no longer manageable.” His “family” consists of myself and his son. We live nearby and visited him often. We also happened to have a problem with the fact that they were charging money for care that wasn’t provided (which we witnessed often during our visits), and that we had the audacity to question why. Asking questions and having proof of a lack of care made us unmanageable. Read their positive reviews carefully, and you’ll see that many of them were written by vendors or people who simply toured the facility. White Springs will admit you when they shouldn’t, over charge you for care they don’t provide, and kick you out if you ask questions.
